Ozanam Hall of Queens Nursing Home
RCDolner is currently the Construction Manager for the renovation and expansion of this 10-story, 432-bed nursing home built in 1971, specializing in short-term rehabilitation and geriatric care.
The project involves the construction of a 10-story - 10,000 sf new addition to expand the dining areas on each floor with upgrades to all resident rooms and administrative areas with the expansion and renovation of activity rooms and common areas on each floor. Other renovations include the replacement of the nurse call system, upgrades to the mechanical and electrical systems, the modernization of the grand dining hall, lobby, conference rooms, offices, beauty and gift shops, and Local Law 11 renovations to the building's facade
The project accommodated the renovation of over 250,000 sf of floor area, approximately 90% of the overall facility, all while maintaining a fully operational nursing home and short-term rehabilitation facility. The multi-phased approach to construction, allowed for the facility to maintain a ninety-five percent resident occupancy rate throughout the project. Each phase of work was performed while maintaining complete isolation between the construction activity and resident / building operations. Implementing extra-ordinary safety and security precautions throughout construction was essential for complying with the New York State Department of Health regulations and inspections.
The new structural addition involved extensive footing construction within the fully operational boiler room. The locations of the new footings called for underpinning the boilers to a 10 ft depth. Through creative phasing and off-hour work, the steel columns and beams were constructed through the existing fully operational commercial kitchen that was never taken off line while serving over 1,800 meals per day for residents and employees. To minimize the disruption to the Home's operations, the interior space of the new addition was 80% completed prior to performing the tie-in demolition of the buildings old exterior walls.
