RCDolner LLC has been engaged by Hyatt Hotels Corporation as the construction manager for the Hyatt on 5th project, a boutique hotel across the street from the New York Public Library.
This existing ten (10) story, 169,000 square foot office building (circa 1914) will be converted into 144 guest rooms and 44 fractional time-share units. When complete the building will include a gourmet restaurant in the basement and retail space on the ground floor.
A section of the existing building 9 stories high (approximately 37,000 square feet) will be surgically demolished. This will create a second floor landscaped courtyard and a north tower and a south tower.
The existing slabs in this "notch" area will be removed from the third floor up to and including the roof level. This requires heavy reinforcing of the existing structure.
Four new levels (30,000 square feet) are being added to the south tower, creating four floors of fractional time-shares.
The luxury finishes and common area appointments will make the entrance worthy of this prestigious 5th Avenue location.
Among the construction challenges of this project are planning details that will allow the existing retail tenants to maintain occupancy and conduct normal business during demolition and construction. Alayo Architects, PC, and RCDolner have the construction experience to make a project of this complexity a success.
Completion is scheduled for Spring 2009.
